Jet Li became a Singaporean just to buy a 20million bungalow in Binjai Rise, Bukit Timah.

Dear Dream Home Owner,
I am sure that you have heard the news of the International Movie Star Jet Li renounced his foreign citizenship to become a Singaporean!

To add on, the Movie Star made a luxurious purchase of a $20 million Bungalow in the Binjai Rise, a unit formerly belonging to retailer FJ Benjamin.
Why?
Jet Li commented during an interview saying that Singapore is a much cleaner and safer place compared to many other cities. The country’s bilingual education policy, diverse culture and the Western-style corporate culture were also part of his considerations.
Still having second thoughts? Many questions but no one to answer?

Why property investors should take note of SIBOR and SOR rates

Dear Investors, As some of you may not know, some of the banks loan from other banks to finance themselves in order to loan money to property buyers.  In general, most mortgage loans in Singapore are priced at a “premium” to 3-Month SIBOR, though there are fixed rates available. For example, a mortgage loan can be priced at 3-Month SIBOR + 0.8%, meaning banks will make 0.8% profit margin on the loan after paying 3-Month SIBOR to a lender. If 3-Month SIBOR is 0.77%, the total interest could be 1.57%. SIBOR or SOR based home loan packages in Singapore are typically structured to allow borrowers to determine what their interest payments will be until the end of the loan tenure. Below is an example of a typical floating rate mortgage loan in Singapore. Example Floating Rate SIBOR Package: Year 1: 3 Month Sibor + 0.75% Year 2: 3 Month Sibor + 0.85% Year 3: 3 Month Sibor + 0.95% Year 4 (onwards): 3 Month Sibor + 1.25% A floating rate loan could be a cheaper source...

Should I BTO this Nov 2018?

Surely, many of you are thinking, should you grab the first pot of gold that the govt. is giving to us as Singaporeans. That is pretty much depending on your financial ability and, is the returns from the 99 years property worth it to lock yourself down for 8 - 9 years? (3 - 4 years building time, 5 years MOP) owning a 3 - 5 room flat probably 50 - 70% the size of the older flats. Facts and Figures Source from HDB So does it make sense to buy a 3 - 5 room BTO, getting grants and then pay it back via resale levy in cash subsequently when you to upgrade to an EC? Where you are being locked down for 8 - 9 years to make a pinch of profit after renovation costs ($30,000 - $40,000), resale levy ($30,000 - $50,000), and accrued interests.  If you are unsure of whether you are financially ready for an EC/Condo, where I was shocked when doing market research only to find out more than 30% of the couples (25 - 30) are actually financially ready to get their own EC. In the 30%...
